The basics….
An “appraiser” is a person who develops a professional opinion of the market value of homes, land, or commercial properties. For residential appraisals, the appraiser visually inspects the home and lists the number and size of the rooms and any extras, such as a fireplace, porch, pool, or garage. The appraiser then compares the subject home and property to other homes that have sold recently with similar features. This research will give the appraiser the information he or she needs to make an informed decision about how much the property would likely sell for in that market area. The final report is called an "appraisal."
Appraisers are not usually involved in the showing and selling of homes. Their work is focused on measurements, calculations, and making judgments about a property’s value in a given market.
An appraisal is not a home inspection, which will alert a prospective buyer about anything in the home that should be fixed.

- Residential appraisals. Valuations of homes are provided for mortgage lenders and banks, for homeowners who wish to know how to price their homes accurately in a changing market or who need estate valuation information, and for law firms requiring valuation services in legal proceedings.
- Land appraisals. Valuation of vacant land can take the form of subdivision development appraisals, analysis of small lots, or valuation of large tracts of land. Evaluation of land values pays very close attention to the highest and best potential use of that land, such as for residential, commercial or industrial development.
- Commercial appraisals. Commercial properties can range from income-producing rental homes to shopping malls. Commercial properties can also include poultry farms, Mom-and-Pop stores, gas service stations, retail stores, fast food establishments, and so forth. Commercial valuations are frequently used to determine an offer price in sales negotiations.
